Select Property & Houseplan

Our Lot or Yours

We will build on your property, or ours. We will visit the property and discuss the best location for your new home. We have an inventory of vacant properties to choose from, or we can build on a property that you find or already own.

Drafting Consultation

We will modify one of our plans, or design a entirely brand new one for you. One of the benefits of working with a custom builder is that there aren’t any limits to what you can do.

** Drafting Time will vary greatly due depending on amount of plan changes made & drafting workload. Changes made during the course of the build will add expense and time (We don’t want that for our customers ). We want you to have a positive experience. We will take the necessary time together to plan correctly & minimize job site changes. 
Custom designed homes will require deposit

Features & Financing

Features

We will review every feature of your new home. From nails to ceilings to knobs, you will know everything that is included. Empowering you to decide which features are important to you. Prices are always known – and with so many standard features such as granite, wood flooring, stainless appliances, jetted tub, etc. There usually aren’t many extras.

Financing

Once all features that you would like included are accounted for, we will execute a contract, and setup financing for your new home.

  • Building a new home on YOUR lot: A Construction loan will need to be setup for the build and a 2% Down payment.
  • Building a new home on a TYRIAN lot: A 2% Down payment will be required, We will build the home, and closing will take place at completion. Very much the same as purchasing an existing home. No Construction loan is needed in this situation.
  • Clients who choose to provide their own interim financing on inventory lots will receive an additional $7,500 decorating allowance during the “Design” phase of construction. Certain exclusions apply.
  • These are the main two financing scenarios that we encounter on a daily basis. Other financing / loan programs include conventional, one-time close financing, VA loans, USDA loans, FHA loans, and many others. This phase takes an average of 4 to 6 weeks (as of March 2017). Construction will commence shortly after this phase is complete.

Construction of Your New Home

Communication

Probably the most important aspect of building a new home. You will have access to an online Account that keeps communication organized between you and the TYRIAN Team. Giving you access to all documents, messages, schedule, and a record of all your selections in one easy to navigate place. All phases of the build are documented with pictures and uploaded to your account.

Your Personal Selection Coordinator

Your Selection Coordinator will strive to make this an easy, fun and rewarding experience. He / or she will help you choose the designs and colors of all items going into the home.

Warranty Department

Your Superintendent will walk the home room by room with you prior to move-in to ensure your complete satisfaction. Once you move in, our warranty department will be there to promptly address any concerns you may have.

Typical Construction Timeframes:
1800 – 2800 sq ft = 180 Days
2801 – 3500 sq ft = 210 Days
3501 sq ft + = 240 Days+
*Changes, Weather, Selections not made on-time, etc. Will add to the completion Time.
